A sprawling Oregon ranch with a mountain-top lodge and more than 35,000 acres of timberland, complete with its own streams, is on the market for $54 million, Mansion Global reported. Ochoco Ranch first went on the market in 2022, asking $65 million, making it the most expensive property listing in the state. Earlier this year, the property returned to the market after an $11 million price cut.

A recreational paradise, Ochoco Ranch spans more than 35,000 acres of timberland in Prineville, in Central Oregon. It borders the Ochoco National Forest, and Redmond Airport is about 20 miles away. Most of the trees here are ponderosa pine, white fir and Douglas fir. For decades, the land has been managed as working timberland, and it has never been a quiet weekend retreat with just a few trails.

This resource, combined with its excellent location near a rapidly growing area, along with the multitude of recreational possibilities, allows the Ochoco Ranch to be well positioned for future value enhancement. The property is a blank canvas, available in its raw natural form, allowing it to be taken in a variety of directions by the new owner,” Mason & Morse Ranch Co, the company that listed the ranch, said.

There is a three-storey lodge at its centre. Built in 2015, the lodge sits on top of a butte, offering views across the snowy Cascade Mountains, with forest in the foreground. The lodge has nine bedrooms, eight fireplaces, exposed-beam ceilings, a library, a wine cellar and an armory vault. The house is designed to run on renewable energy and water sourced from the property itself. That is, obviously, a big part of the pitch.

The property also has more homes than most buyers would expect. Two more wood-frame lodges sit on the ranch. One is off-grid, while the other is connected to the electricity grid. A three-bedroom foreman’s home covers 3,000 square feet. A smaller, 2,800-square-foot house sits near a natural warm spring and has a wraparound porch and a rock fireplace.

There are also workshops, equipment sheds, a woodworking shed, a six-stall horse barn, two cabins and a tower for watching for fires.

Ochoco is not just a place to relax. It also operates as a timber ranch, generating income from timber sales and carbon offsets through sustainable logging practices.

“It’s a great legacy property for someone who wants a recreational property but also wants to generate some income,” listing agent Jake Polvi of Polvi Real Estate, who co-listed the property with John Stratman, Rue Balcomb and Robb Van Pelt of Mason & Morse, told the outlet.

Also, don’t mind the visitors. The ranch is home to elk, mule deer, antelope, grouse, quail and turkey. Miles of spring-fed creeks are filled with rainbow and brook trout, making the property ideal for hunting and fishing.

Accessibility is another perk. “The ranch is accessed by three private easements on the primary roads. These primary roads are raised, bladed gravel roads adjoining the highway and cut through the ranch north/south and east/west. Secondary and limited-use roads cut through the property in various directions and are accessed from the primary roads. This road system makes the property readily accessible and provides a major value enhancement. A well-developed road system such as this cannot be found on comparable properties,” the listing says.
